Deals Prior to Auction
You have to act fast if you want to secure a deal before the auction date. Most auctioneers will allow a property to go to auction if you haven't exchanged contracts 1-2 weeks before the date. Unless you have a mortgage offer in place very quickly this will not be possible, so we would only recommend this for cash buyers.
Deals At Auction
The very best deals tend to get snapped up on the day and there is no substitute for attending personally, except…
…we have a limited number of places available for investors who are looking for buyer representation at auction. With the correct ID information and a letter of authority we are able to attend the auction and bid on your behalf. This would suit experienced investors and high net-worth individuals who do not have the time or inclination to attend themselves. However, due to the nature of this type of service it is only available to Platinum Subscribers and we recommend that you register accordingly so that we can contact you personally to discuss the necessary steps required.
Deals Post-Auction
This is where we have a little more time to secure a property without quite the same pressures prior-to or at-auction. The vendor and auctioneer will still be pressing for a quick sale and completion, but at least you have a little more bargaining power. Many properties will be re-listed in the next auction if there is no immediate interest so time is still of the essence.
Nationwide Viewing Service
Before committing yourself to any purchase it is advisable to view the property to establish the condition and “suitability for purpose”, whether you intend to let or flip. Through our partnership with Meet The Surveyor we are able to arrange a viewing on any property that you are not able to attend/view yourself.
We have negotiated a special rate for our clients for a “Remote Viewing” service which will allow for a property to be evaluated prior to you committing to view the property yourself, or instructing a full survey at a much greater expense, only to find that it does not live up to your expectations. This way you can save considerable time and money whilst taking advantage of deals further afield which you might otherwise pass up. The evaluation will comprise digital photographs of the property and surroundings, confirmation of bedroom sizes, identify obvious internal and external defects, and a “critical items” inventory (covering state of boiler, consumer unit, windows, bathroom, kitchen and appliances).
This is in no way intended to replace a “Homebuyer's Report” or a “Building Survey” but for a low cost will allow you to make informed decisions before progressing further with a purchase, and before committing to more expenditure.
For an explanation of the complete service please go to the MTS website but, in essence, a representative of the company will meet the surveyor at the time that the valuation survey is carried out, armed with their own comparables in order to gain the most favourable valuation possible. This also ensures that the vendor or tenant is not left to give erroneous information to the surveyor, which could seriously affect the valuation. The full service includes a Hometrack report detailing price trends in the area and full of other useful information.

Lead Alerts
As a Gold Service subscriber we can provide you with alerts when we find suitable deals. These will be offered on a first-come first-served basis. An up-front fee will be payable which is fully transferable if you do not complete on that particular purchase (please see Fees for full explanation).
Property type and area matched to your specification
When you subscribe you will be given the option to provide us with basic information relating to area and the type of property you are interested in, including land if that is your area of interest.
Rent-Cover tested to provide Positive Cash-flow
Our software automatically calculates rent cover for each mortgage product we are evaluating so that we only send alerts when we know it will be cash-positive and therefore suitable for lending purposes.
Investment Strategies
We have used various creative methods in order to maximise our leverage but they depend on the lending criteria at the time. We are in the process of trialing a method that could potentially allow multiple purchases from one deposit.
Syndicates
We are working in partnership with other experienced investors to develop a syndicate based investment that will benefit clients that want to invest in property but do not want the commitment of ownership, upkeep, letting and liabilities.
In principle it will be a property based investment where investment can start from a low minimum level. It would potentially provide similar benefits to individual ownership whereby profits can be locked in at time of purchase, whilst also benefiting from capital growth.
Like most other types of property investment this will provide the best returns in the medium to long term, although it will be possible to sell shares at a discount in order to take profits earlier.
Therefore it is intended to be a low deposit, low risk strategy, with a high ROI.
